There are two in depth studies exploring the connection between energy efficiency and property values, “Evidence of Rational Market Valuations for Home Energy Efficiency” and “More Evidence of Rational Market Values for Home Energy Efficiency”. The studies were published by the Appraisal Journal, funded by the Department of Housing and Urban Development (HUD) and the United States Environmental Protection Agency (EPA), and conducted by an independent, third party research organization.

The studies say that for every $1 reduction in annual utility bills, property value will increase by at least $10.
